"And finally, any arts manager needs to remember that capacity (including capital) always comes at a cost."

Or (as I make my students repeat after me until it is seared into their brains) buildings eat money every single day.

Deep truth! In for-profit settings, capital is expected to recapture its initial and on-going cost (otherwise, it's not a good investment). In nonprofit settings, capital often allows for more or bigger forms of operating loss.

And my corollary is: That doesn't mean that you shouldn't have a building. It means that, if you do, you need a plan to feed it money. Every single day.
